Lease Terms are 5-10 years for shop space,
longer for anchor tenants. Included as part of the lease rate
for retail space Landlord will provide an allowance
for a "vanilla shell" tenant finish.

The standard Shop Space suite size is approximately 1,250 square
feet. Suites may also be combined and lease rates for such
combined suites may be less than reflected above. Lease rates
are $1.50 per square foot higher than reflected above for
restaurant or food/beverage use tenants because of higher
required parking ratios for restaurants by the City of Steamboat
Springs.

All rental rates are triple net, which means that each tenant
pays its prorata share of real estate taxes, maintenance,
utilities & management. Rates are subject to change without
notice and all suites may be leased without prior notice.
